One side out It sleeps 10, with queen size bed in front, 2 bunks in back which sleeps 4, table and couch that sleep 4. It been use 8 times since I purchase it. It has AC and heat. Comes with electric cord, cable cord, and sewer contention, 2 rugs, a Coleman stove, the tow Hitch and Stabilizing bars. It been stored for the winter under cover.
